Doha delivered a large volume of residential stock in a short period, and in several districts supply now runs ahead of demand. That makes letting a competitive business where the deciding factor is rarely the apartment — most units in a building are close to identical — and almost always speed and visibility at the moment a tenant is looking. Tenants in Doha are overwhelmingly new arrivals with a narrow search window and a company deadline. This guide covers how letting agents should advertise into that.
Your Tenant Just Landed, or Is About To
The typical Doha tenant is a professional relocating for work, frequently within a few weeks of arriving, often with temporary accommodation running out. They have no local knowledge, a short list of districts they have heard of, and very little time.
That is a specific and reachable audience, and it is not "people in Doha interested in property". It includes people still in their home country preparing to move, people recently arrived, and the company administrators who arrange housing on their behalf.
Districts Carry the Decision
A new arrival does not know one building from another, but they have heard of the districts. Lusail, The Pearl, West Bay and the rest each carry a clear association, and leading with the district gives the tenant something to anchor to.
Run separate ad sets per district rather than one campaign for the portfolio. A tenant deciding between The Pearl and Lusail is making a lifestyle choice, and creative that speaks to one does not persuade for the other.
Include the practical geography that a new arrival cannot know: distance to the main business districts, to schools, to the metro. This is the information tenants actually need and almost no listing provides.
Void Periods Set the Urgency
Every empty week is revenue that cannot be recovered, which means the advertising should be weighted towards units that are actually vacant or about to be, not towards the portfolio as a whole.
This sounds obvious and is routinely ignored — agencies advertise their best-looking units regardless of availability, generate enquiries for apartments already let, and disappoint tenants who then go elsewhere. Advertise what you can show this week.
It also means the campaign needs maintaining rather than setting once. A unit that lets should come out of the creative within days, not at the end of the month.
Furnished, Unfurnished and What to Say
For a relocating tenant this is frequently the most important variable and the one listings treat as a footnote. Someone arriving with two suitcases needs furnished; someone shipping a container needs unfurnished and will not consider a furnished unit at a premium.
Separate these into different ad sets with different creative. Mixing them produces enquiries where half are immediately disqualified, which wastes both the agent's time and the tenant's.
State what is actually included — utilities, internet, maintenance, parking, access to facilities. In a market where units are similar, the inclusions frequently decide the let, and they are the most common cause of a viewing that goes nowhere.
Creative That Rents an Apartment
A walkthrough video shot in one take does more than any set of photographs. A tenant who cannot yet visit — because they are still abroad, or because they have three viewings booked on a Thursday — is deciding which units are worth their time, and a video answers that.
Show the view from the actual unit, not from the building's best floor. Show the kitchen and the bathroom, which photographs routinely omit and which tenants care about. Include the floor plan.
State the rent in the creative. Listings that hide price generate a high volume of enquiries that end at the first answer, and in a competitive letting market that wastes the agent's most limited resource, which is time.
Budgets in QAR
Letting is a volume business with modest commission per unit, so the advertising has to be efficient rather than expansive.
Concentrate on the districts where you have stock. An agency advertising six districts with two vacancies in each will underperform one advertising two districts properly.
Qualifying Before the Viewing
Viewings are the expensive part of letting, and a wasted viewing costs more than a wasted click. The prefilled WhatsApp message should establish the three facts that determine whether a viewing is worth arranging.
Move-in date, budget range, and furnished or unfurnished. With those three, an agent can rule out half the enquiries immediately and arrange viewings only for tenants who can actually take the unit.
Reply speed matters enormously here because tenants are working to a deadline and contacting several agents at once. The agency that answers first frequently gets the viewing, and the viewing frequently gets the let.
Mistakes That Cost Doha Agencies
What to Measure
Cost per viewing arranged, then viewing-to-let conversion. Enquiry counts are misleading in this category because unqualified enquiries are plentiful and worthless.
Track average void period across the portfolio. That is the number the business actually runs on, and a campaign that reduces it by a week per unit is worth far more than one that produces more enquiries.
Keeping It Current
The hard part is that the inventory changes weekly, and a campaign advertising last month's vacancies is worse than no campaign. Adyft rebuilds the ad sets from your current availability, keeps the district and furnishing splits separate, and retires creative for units that have let — so the advertising is pointed at what you can actually show this week.
